The Property
West Grange Estate is nestled in the heart of rural Northumberland, surrounded by extensive gardens and grounds all coming together to form a compact and versatile estate, with further accommodation adding to the potential. The original Victorian hall is thought to have been built between 1863 and 1896 by a previous Land Agent for the Trevelyan family, former custodians of nearby Wallington Hall, and is built of stone under a slate roof. The main hall hosts a wealth of character and charm with intricate detailing to woodwork and ornate fireplaces thought to be early prototypes for Wallington Hall, with more recent renovation and refurbishments having been undertaken by the current owner. The original features of the property have been retained throughout with stone mullioned windows, window shutters, marble fireplaces, high ceilings, decorative cornicing, architrave and plaster work.

West Grange Hall is approached via a gated entrance with a sweeping tarmacadam drive leading to the main hall. A solid wood door, until recently the entrance to West Glade Flat, leads to the entrance hall with original Victorian tiled floor and wood paneling to the walls, before a part glazed door with intricately designed stained glass leads through to the main accommodation. The grand reception hall provides an exceptional welcome, with a stunning mahogany staircase with exquisite carvings leading to the first floor, and a wood burning stove set within a stone hearth with impressive stone fire surround. Three principal reception rooms, all of generous proportions, sit on the southern elevation of the property and are accessed from the reception hall. The library has fitted bookcases to two sides with a wood burning stove set within a marble fireplace, whilst the south facing drawing room has a charming bay window, enhancing the view of the surrounding countryside as well as an open fire which is a real focal point of the room. The dining room provides a more formal entertaining space with open fireplace and elegant panelling to the walls, whilst a double doorway provides a useful link between here and the kitchen through a butler’s pantry. A good sized cloakroom is located on the opposite side of the main hall with generous cloaks area with beautifully fitted sideboard which leads through to a separate WC with an attractive domed ceiling.

The kitchen/breakfast room gives a more contemporary feel to this otherwise period property. A fitted kitchen with central island has ample storage with units to both base and wall level complemented by a Silestone work surface and slate floor. Integral appliances include a double oven, single oven, microwave, dishwasher, fridge/freezer and a double Belfast sink. A decoratively tiled inglenook allows space for a range style cooker. Off the kitchen, a variety of ancillary rooms are accessed from an inner hall, as well as a secondary staircase to the upper floor. These include a substantial boiler room with external access, larder and good sized boot room with wooden unit and sink. A downstairs shower room with wash hand basin, corner shower and WC complete the ground floor accommodation.

The impressive and beautifully wide staircase leads from the reception hall to the first floor and galleried landing, with high level mullioned window allowing the space to be flooded with natural light. The bedroom accommodation is spread over two floors with a further staircase leading from the landing. As with the ground floor, the three main bedrooms sit to the front of the hall and are all of generous proportions with the large windows capturing the southerly aspect and views beyond. Three further bedrooms are located to the eastern elevation with steps leading down to one bathroom with generous bath, wash hand basin, WC and heated towel rail. A further bedroom sits on the opposite side of the house with a bathroom comprising bath, wash hand basin, WC and heated towel rail.

The second floor continues the style of the hall and offers a stunning bedroom with triple aspect to the front of the property with a further two bedrooms to either side. A more contemporary bathroom serves the second floor with walk in shower, freestanding roll top bath with claw feet, wash hand basin and WC. A useful and substantial storage room is accessed from the landing and could be converted into an additional bedroom if required.

West Grange Hall Flat
The apartment is accessed from within the main hall courtyard, with its own separate entrance via a wooden door with decorative glazed name plate above. Having recently undergone refurbishment, the apartment creates ideal staff or additional ancillary accommodation or could alternatively be used as an extra income source for the estate. A newly fitted kitchen comprises a range of units with complementary wooden work surfaces including integral appliances extending to a slimline dishwasher, single oven, microwave, range style oven with induction hob and a double Belfast sink.

A charming reception room overlooks the side of the hall with open fireplace and large windows with shutters. The newly fitted bathroom offers a bath with electric shower over, wash hand basin set within a vanity unit base and a WC with high level cistern. Two bedrooms are located on the first floor with a useful airing cupboard off the landing.

West Grange Cottage
West Grange Cottage is a substantial home of stone and slate construction. To the ground floor is a recently refurbished bath and shower room with WC, a large sitting room with open fire, a kitchen diner with Rayburn and recently refurbished kitchen units. To the rear is a very useful large coal and log store; subject to consent this could easily be converted into an additional bedroom or dining room. To the first floor are three bedrooms. The cottage benefits from private lawned gardens, parking and two outbuildings/sheds.

The main driveway for West Grange Estate sits on the western boundary with a pillared, gated entrance leading through mature woodland with an array of holly, laurel and rhododendron bushes. The driveway leads to the side of the property, with extensive parking for numerous vehicles, before leading around to the back of the hall. A further driveway has been reinstated by the current owners from the southern boundary which leads through the land to the front elevation to the stables, before travelling past the main hall to the parking area at the side.

The rear of the hall is centered around an enclosed courtyard with wooden double gates providing vehicle access. A range of outbuildings surround the courtyard along with access to West Grange Cottage and West Grange Flat. The outbuildings, which are constructed of the same stone, blend naturally with the main hall and invite a variety of opportunities for development (subject to the necessary consents) with existing stables, tack room, coach house, store rooms and workshop. A wooden built barn is located close to the parking area giving further outside storage.

The formal gardens sit predominantly to the southern and eastern elevation of the main hall and are mainly laid to lawn with a stone paved path surrounding the house. A variety of mature shrubs and plants add interest with two substantial beds set within a dry-stone wall surround flanking central stone steps. A potting shed and greenhouse are discreetly located to one corner of the garden with a stone wall dividing the garden for the main hall and cottage. To the western boundary is an extensive area of mature woodland, adding to the privacy of the grounds, with a variety of well-established trees.

A recently constructed stable block comprising 15 stables with power, lighting and water are situated on an area of hard standing with a further four stables and tack room opposite. An area to the side of the main garden has previously been a tennis court but has more recently lent itself to an arena to complement the equestrian facilities.

The land for the estate sits to the south of the hall and is divided into several paddocks. The paddocks extend, in all, to over 14 acres.
