West Steel is a stone built farmhouse set in a rural location with fabulous views in a southerly direction. The property has undergone extensive refurbishment by the current owners, whilst still retaining traditional charm and character.
The main entrance to West Steel sits to the rear of the property and enters into the hallway with the ground floor accommodation off. The dining room is of a generous size and offers a delightful entertaining space, which can be further extended with French doors leading to outside. The breakfast kitchen is the real heart of the home and runs the full width of the house allowing plenty of space for a large table and chairs. A range of fitted units with granite work surfaces provide an abundance of storage along with a relaxed seating area which is located at the opposite end of the kitchen, with a wood burning stove and views over the garden and beyond. A door from the side of the house leads to a paved patio, providing access to the conservatory. The formal drawing room sits central to the property with an attractive open fire with cast iron fire surround. Off the drawing room is a smaller snug with wood burning stove, stairs to the first floor and external door leading to the garden, via an external porch. A useful cloakroom, with WC off, is situated off the entrance hall along with a boot room. A utility room with a range of units, sink, plumbing for a washing machine and space for a tumble dryer completes the ground floor accommodation.
The master bedroom suite is of a generous size and offers a spacious bedroom with dual aspect, dressing room with fitted wardrobes and a well-appointed en-suite. The en-suite is fitted with a walk in shower, bath, wash hand basin and WC. Two further double bedrooms are located to the front of the property, served by a Jack and Jill bathroom with wash hand basin, shower and WC sitting between the two. The guest bedroom sits to the rear of the property with an en-suite shower room. The fifth bedroom, also a double, is located opposite the family bathroom which has bath, shower, wash hand basin and WC and continues the high quality finish of the property.
West Steel is accessed via a five bar gate which leads into a gravelled parking area. Steps lead down to the house and garden which sit largely to the front and side. The garden, laid predominantly to lawn, is in a terraced style with a flagged patio that surrounds the property, offering a charming area to enjoy the garden and rural outlook. There is a substantial wooden garage accessed from the parking area, with a stable block adjacent. Access from the parking area leads down to the land and stables, with wooded area to the side. The recently constructed wooden barn currently has two internal stables with a neighbouring hay store.
The land is currently divided into various paddocks with well fenced boundaries, and leads down to Kingswood Burn, with mature woodland lining the bank.
West Steel is currently operated as a holiday home offering potential for a generous income stream.
