The Property
East Grottington is a registered smallholding lying to the north of Corbridge comprising a detached stone four bedroomed character house with traditional stone outbuildings, mature gardens and land extending to some 8.4 acres.

An attractive south facing porch leads through to the hallway, which opens into the sitting room. This everyday room has a character inglenook fireplace housing a multi-fuel burner, fitted shelving to one alcove, a south facing window overlooking the gardens and a door leading to the dining room. The dining room has a period fireplace with an open grate, two porthole style windows facing west and a window overlooking the gardens. The kitchen offers room for a dining table and has an inglenook recess currently housing the oil boiler as well as a range of wood fronted units with complementary granite work surfaces with a ceramic hob, and inset stainless steel sink. There is a built in Neff double oven and grill, integrated fridge and dishwasher, and windows overlooking the rear courtyard and fields beyond.

The laundry is accessed from the rear courtyard and has a sink unit, plumbing for a washing machine and storage cupboards.

The ground floor master bedroom is accessed off the hallway and has a window enjoying views over the gardens and an en-suite shower room with corner cubicle, Heritage wash-hand basin, WC, heated towel rail and under floor heating.

Stairs lead to the first floor landing area which is flooded with light from two Velux windows and has access to a useful loft storage area. The guest bedroom has a period fireplace with an open grate and south facing window, a further double bedroom faces south with the family bathroom adjacent to it; comprising a white contemporary Heritage bath, wash-hand basin and WC. The fourth bedroom also has a Velux window.

Externally
East Grottington is approached via a gated tree lined driveway with ample parking and a turning area. The main gardens are south facing and are laid to lawn with mature trees, bushes and shrubs, and a variety of plantings. Pathways lead to the side of the property to the orchard area, with apple, plum and pear trees, and a stone outbuilding currently used as a garden store/potting shed. At the rear of the property is an attractive flagged courtyard with raised vegetable/strawberry beds and patio area. There is a large stone barn with workshop over, and an attached single storey stone building which is currently used as a games room. These buildings could be suitable for a variety of purposes; to convert as holiday lets, or an annex, subject to the necessary consents.

There are two further lawned garden areas, one of which benefits from an attractive summerhouse with views to the fells.

There is a large agricultural building to the west of the property with a hayshed and feeding troughs which would be ideal for equestrian use. Nearby are the pig sties and hen house, and access to the fields which lie to the south west and north of the property. There is a natural pond in the south field, and all the fields are watered.

The property is a registered smallholding and therefore agricultural rates apply.
